QUESTIONS ABOUT THE HOME INSPECTION
WHAT IS A HOME INSPECTION?
A home inspection is a visual inspection of the structure and operating systems of a home. It is not a city, county, or state code inspection. The inspection process adheres to the Standards and Practices set by the State of Wisconsin, as well as to national standards. No warranties are expressed or implied as the result of a home inspection.
WHY HAVE A HOME INSPECTION?
A home inspector is an honest and impartial party who is not involved in the sale of the property. Both the positives and negatives of the property will be included in the inspection report. By law, a home inspector cannot give an opinion on whether or not a property should be purchased, or if the property is valued correctly.
WHAT IS THE INSPECTION PROCESS?
A typical home inspection takes 2-3 hours, depending on the size and age of the property. All areas of the home that are accessible will be inspected when safely possible. Inspectors are not required to move furniture or items that are blocking access to areas of the home, or to enter area with limited clearances, or when entering areas will cause damage. These areas will be listed in the inspection report as not inspected due to limited access. All operating systems will be checked, weather permitting. An example of this is an air conditioner cannot be safely operated if the outside temperature has not been above 65 degrees in the previous 24 hours, because starting the compressor in low temperatures can damage the unit.
Your are encouraged to join me for the inspection. This is a great time to ask questions about the home and its systems. It is also easier to explain any possible issues with the home to you in person. I also point out regular maintenance items such as the furnace filter, and other items such as fuel and water shut off valves.
WHO DOES A HOME INSPECTION?
A home inspector is required to be licensed by the State of Wisconsin, with license testing done to national standards. An inspector is also required to complete a minimum of 20 hours of continuing education each year to maintain a license. I am the only inspector working for my company, so I will be performing the inspection myself. I also carry all necessary insurances to operate my business.
WHAT ABOUT WELL AND SEPTIC INSPECTIONS?
Although I do not perform well or septic system inspections, I work with several reputable businesses that have licensed inspectors who do. There is an additional cost paid directly to these inspectors. I can schedule these inspections directly, or I am willing to refer these inspectors directly to my clients if they prefer to schedule them on their own.
