Questions about a Home Inspection

 

WHAT IS A HOME INSPECTION?

 

A Home Inspection is a visual inspection of the structure and operating systems of a home. It is not a building code or city code inspection. The inspection process adheres to the standards and practices set by the State of Wisconsin as well as national standards. No warranties or guarantees are expressed or implied as a result of a home inspection.

 

WHY HAVE A HOME INSPECTED?

 

A home inspector is an honest and impartial party who is not involved in the sale of the property. Both the positives and negatives of the property will be included in the inspection report. By law, a home inspector cannot give an opinion on whether or not a property should be purchased, or if the property is valued correctly.

 

WHAT IS THE INSPECTION PROCESS?

 

A typical inspection will last from 2-3 hours, depending on the size and age of the home. All areas of the home will be inspected when safely possible. Inspectors are not required to move furniture or items that are blocking access to areas in the home, or to enter areas with limited clearances or when entering these areas will cause damage to the home. These areas will be listed in the report as not inspected due to limited access. All operating systems will be checked weather permitting. An example of this is an air conditioner cannot be tested if the outside temperature is below 60 degrees for the previous 12 hours, because starting the compressor may cause terminal damage to it. You are encouraged to join me for the inspection. This is a great time to ask any questions about the home and its systems. It is also easier to explain any issues to you in person.

 

WHO DOES HOME INSPECTIONS?

 

A Home Inspector is required to be licensed by the State of Wisconsin, with licensing testing done to national standards. An inspector is also required to complete a minimum of 20 hours of continuing education each year to maintain a license. I also carry all necessary insurances to operate my business.

 

 WHAT ABOUT WELL AND SEPTIC SYSTEM INSPECTIONS?

 

Although I do not perform well or septic system inspections, I work with several reputable businesses that have licensed inspectors who do. There is a additional cost paid directly to these inspectors. I can usually schedule the well and septic inspections to be done at the same time we are doing the home inspection. I am also willing to refer these businesses to my clients if they prefer to have these inspections done on their own.
